The right approach depends on the tile type, grout condition, traffic level, contamination, and whether the space must remain open during service. In hospitals, public buildings, financial branches, schools, and occupied office environments, the cleaning process must be planned around safety, access, and downtime as carefully as the cleaning itself.
Start by Identifying the Problem
Grout is porous, particularly when it has not been properly sealed or maintained. It absorbs spills and fine soils that ordinary floor cleaning leaves behind. Over time, dark traffic lanes, discoloration around restroom fixtures, greasy buildup in break rooms, and mineral deposits near entryways become difficult to remove with routine maintenance alone.
Before selecting a cleaner, determine what is actually staining the grout. Grease and food residue call for a different product than soap scum, rust, mold, hard-water deposits, or winter salt. Using the wrong chemistry can waste labor, leave residue, or damage grout and adjacent surfaces.

Bleach may lighten some stains but does not remove oily soils effectively, and repeated use can create ventilation and material-compatibility concerns. High-pressure washing may be effective in the right environment, but it is rarely appropriate in an occupied commercial building where water control is limited.
For many commercial floors, a measured alkaline cleaner, mechanical agitation, and strong extraction provide the best balance of cleaning performance and surface protection. Work should be scheduled in manageable sections, often during evening, overnight, or low-traffic hours. Seal Grout After Deep Cleaning
Cleaning restores the grout's appearance, but sealing helps preserve it. A quality penetrating sealer reduces the grout's ability to absorb spills and everyday soils. It does not make grout maintenance-free, but it gives cleaning crews more time to remove contaminants before they become stains.
Sealer selection depends on grout type and location. High-traffic entryways, restrooms, break rooms, and food-service areas usually benefit from a durable, penetrating product. Some installations may have epoxy grout, which is less porous and may not need the same sealing approach. Daily or regular dust removal keeps abrasive soil from wearing grout joints and tile finishes. Know When Cleaning Is Not Enough

In those situations, cleaning may improve appearance temporarily but will not correct the underlying condition.
